Red Book Overhaul: CC&Rs and By-Laws of R-Ranch
The CC&Rs and By-Laws of R-Ranch are included in our “Red Book” and comprise a
large part of our governing documents. Almost immediately, one who takes the time to read
through will notice sections which are outdated. Throughout you will find errors in wording,
such as “marinating the roads” or procedures indicating notifications to be made via
telegraph. When was the last time anyone received a telegraph? What you don’t see is any
reference to electronic communications, such as e-mail. The Ranch documents require us to
provide written communications through the postal system. These mailings cost the ranch
thousands of dollars each year. By allowing the use of electronic communication this money
could be spent on other things.
There are also restrictions that, while may have been great in the 70’s, are hampering
efforts today to allow for better procedures for the operation of R-Ranch. We would venture
to believe almost every board has struggled with one section or another over the years. We
have heard one statement regarding changes to the Red Book repeatedly, “It can’t be done”.
The current Board believes it can be and must be accomplished. Now is the time.
A survey has been prepared asking for your input on possible updates and changes to
the “Red Book”. Your answers will assist us in guiding the changes needed and will allow your
voices to be heard. We are committed to making changes in conjunction with owner input,
legal advice and working with the management and employees who actually help carry out the
guidelines of the governing documents.
This project is not going to be easy, however together we can accomplish great things.
