The R-Ranch is a total of 2,500 deeded undivided interest shares. After initial buy-in, each owner contributes an annual assessment that covers the cost of running the ranch and maintaining the amenities. Owners and the associate owners that are listed on their share are then able to enjoy most of the activities and amenities at the ranch for little to no additional charge. Owners can also pay an extra fee to have other guests join them for a stay at the ranch.
Ownership allows you and your family to access 2 campgrounds, lodges, fishing ponds, horses, stables facilities, seasonal swimming pool, vacation homes, cabins, off-road trails, shooting range, private hunting land, trailer storage, campground recreation activities, ranch events and dinners, and more! Imagine the friends you will make and the memories your family will create together at ouR-Ranch.
As a non-profit mutual benefit corporation, Owners are not allowed to establish residency at R-Ranch and must have a permanent residence elsewhere. The Ranch is strictly for recreational temporary occupancy only. This policy allows all Owners the opportunity to vacation on the property. All campsites are first-come, first-serve, but the cabins and vacation homes require reservations. Owners can spend up to 210 nights per year at R-Ranch, and can use the Ranch for daytime use all year long. Come stay and play for a while!
This is our shared property. When you join the R-Ranch family you can have a say in what happens at the ranch. As an Owner you can choose to:
- Express your opinion at the Board and Owner’s meetings
- Voluntarily participate in projects to improve R-Ranch
- Serve on one of our committees
- Elect Owner-Volunteers to serve on the Board of Directors
- Run for a Board position yourself
- Attend Board meetings to stay informed about the direction of R-Ranch
- Or limit your involvement to just relaxing and recreating on our shared 5,119 acres

How much is a share?
The official rate for a share of the R-Ranch is $2,500.00 plus $1375 for the 2024 Assessment for operating expenses.
What is the annual cost to be an owner?
Each owner pays an annual assessment to cover the operating costs of the ranch. (This assessment can be increased or decreased each year, depending on expenses, in accordance with our governing documents.) The assessment for 2024 is $1375. In addition to the annual assessment, there may be charges for optional services offered at R-Ranch. Headquarters can provide the current fee schedule for optional services such as potty pumps, cabin rentals, skeet shooting experience, electricity use fee, etc.
Who does my ownership cover?
Your share grants access to the ranch to two adults in your household, all your minor children, and your grandchildren under the age of 18. (In some cases, your college-age children, or adult disabled children can be included.)
Can I bring my friends and family with me?
Yes, owners can bring their friends and family with them as sponsored guests at the ranch. Guest fees and rules apply.
How often can I visit the ranch?
Each owner can stay up to 210 nights per calendar year. You can use the ranch for day-use, every day, year-round.
Is R-Ranch a time-share?
No. R-Ranch Property Owner’s Association is not a time-share. There are no black out dates, and no reservations needed for a campsite (reservations are only needed for the vacation homes and cabins). There is not even a check in time, so you can arrive whenever it is convenient for you. Owners can enjoy the Ranch for day-use 365 days per year, and up to 210 overnight stays per year.

R-Ranch Deeded Shares

If you are interested in camping with us for 2 nights to really experience all that R-Ranch has to offer, we’d be happy to make arrangements for that in conjunction with your tour. Advance reservations are required.
Shares sold by the R-Ranch are guaranteed to be free of unpaid assessments, fines and/or liens. You will be issued a Deed that will be recorded in the County of Siskiyou, California. The R-Ranch is a total of 2,500 deeded undivided interest shares. After initial buy-in, each owner contributes an annual assessment that covers the basic cost of ranch operations. Additional fees apply for optional facilities and activities.
Caution: If you are considering purchasing a share from an existing Owner, please have them provide you with the number of overnight stays remaining for that share for the year and proof that there are no liens or outstanding fines/assessments against the share. There is a transfer fee that applies to all private party deed transfers.
